Commercial Services in Miami-Dade and Broward County

When a business goes down, the cost is measured in lost hours, not lost comfort. We handle commercial repair, installation, and maintenance across both counties, and we are open 24 hours so a breakdown at night does not have to wait for morning.

A commercial system is a different animal. The buyer is a property manager, an office manager, or an owner, and what matters is downtime. We do commercial HVAC across Miami-Dade and Broward County, and we split the work into three parts so you know exactly what you are getting. Repair, installation, and maintenance each have their own section below. Whatever the job, we find the problem, show you the part, and put the price in writing before any work starts.

    Signs you need this

One zone is warm while the rest of the building is fine. In a multi zone setup that usually points at a single component, not the whole system. Ignore it and the working zones pick up the load, which shortens their life and runs up the electric bill.

The rooftop unit is loud or vibrating at startup. A clank or a hum up top often means a failing fan motor or a contactor sticking. Left alone it stresses the compressor, and a compressor failure turns a repair into a full shutdown of that unit.

Water is pooling near a package unit or air handler. The drain line clogged. In a business that water can reach inventory, flooring, or a tenant space below. It is cheap to fix and expensive to ignore.

The electric bill jumps with no change in use. A dirty coil or a failing component makes the system run longer for the same result. On a commercial meter that shows up fast, and it keeps climbing until the cause is found.

The system trips the breaker or shuts down on its own. That is the equipment protecting itself. A shorted component or an aging compressor pulling too much will keep tripping until the real cause is found. Resetting it repeatedly risks the panel and the unit.

    What we actually do

We start by asking what the system has been doing and when it started. Then we go to the thermostat and confirm the symptoms ourselves. On a commercial job we also ask about tenant hours, because the plan changes if we can work during the day or we have to come after close.

For a rooftop unit we access it safely and check the compressor, the fans, the coils, the electrical, and the controls. We pull the readings on the refrigerant side and the electrical side. If a component failed, we show it to you. A burned contactor or a swollen capacitor is something you can see with your own eyes. We carry the common commercial parts on the truck.

For a package unit or a split system we do the same, working through the air handler, the drain line, and the coil. For a multi zone setup we check each zone so we know whether the problem is central or local to one area. We do not guess. We find the actual cause and we show it to you in the order we found it.

Then we stop. We explain what the part does, why it failed, and what it will take to fix it. We put the price in writing. You see the failed part and you see the number. Nothing starts until you say yes. Approve the repair and the service call is free with the repair.

What it costs and how we quote it

The price is shown and explained before any work starts. We do not quote over the phone and we do not guess. We find the problem, show you the part that failed, and put the number on paper. You see the failed part and you see the price next to it.

We do not quote a replacement when a repair will fix it. A contactor, a fan motor, a control board, a drain line clear, and a coil clean are all repairs. A compressor or a major refrigerant leak may point at replacement, and we tell you straight which one you are looking at. For a full installation we run a real load calculation and give you the price in writing before any work starts.

You approve the price before we start, and the service call is free with the repair. Financing is available for installations and larger projects, and our work carries a lifetime guarantee. No number is invented. No work starts without your yes.

How this differs across South Florida

The strongest commercial market in our service area is Doral, with its business parks and warehouses along the NW 36th Street corridor. Those buildings run package units and rooftop systems hard, and a breakdown there means lost work or lost inventory, so we treat those calls as urgent.

On the coast, salt eats commercial condenser coils and cabinets years before it would inland. A rooftop unit in Fort Lauderdale near the Intracoastal can fail from corrosion while the same unit inland keeps running. In Miami condo towers, building management often requires a certificate of insurance on file before any contractor is allowed on site. We are licensed and insured, CAC1824638, and we can provide a COI to your building.

Systems and brands we work on

We work on all major residential and commercial brands, including Carrier and Amana, plus Trane, Lennox, and Mitsubishi. We handle rooftop units, package units, split systems, multi zone setups, and condo air handlers in interior closets. Whatever the system, we find the part that failed and show it to you before we start.
