Preventative Maintenance in Miami-Dade and Broward County
In South Florida your AC runs close to year round, so maintenance is not a seasonal chore. Our Comfort Check Tune-Up clears the drain line, cleans the coil, and checks the refrigerant before a small issue turns into a ceiling full of water.
Up north, people service their AC once a year before summer. Here, the system runs almost every month, so it wears out faster and collects dust and moisture the whole time. We do preventative maintenance across Miami-Dade and Broward County, and the drain line is always the headline. A clogged drain line is the most preventable service call in this market, and it is the one that puts water in ceilings. We find it, we clear it, and we show you what we found before we do anything else.
Signs you need this
Water near the air handler or a stain on the ceiling. The drain line clogged and the overflow pan filled up. It is the number one call in this market, and it is the most preventable one. Ignore it and the water runs into the ceiling, and in a condo it can run into the unit below yours.
The system runs longer to reach the same temperature. A dirty coil and a clogged filter make the equipment work harder for the same result. Your electric bill climbs and the parts wear out faster. Left alone, a cheap cleaning turns into a major repair.
You cannot remember the last service visit. In this climate a system that has not been serviced in a year is already behind. The drain line, the coil, and the refrigerant charge all drift over time. Skip it and the first sign is usually a breakdown on the hottest day.
The air smells musty when the system turns on. That is moisture and growth in the drain pan or on the coil. It means the system is not draining the way it should. Left alone it gets worse and it spreads through every room the system feeds.
Your system is still under manufacturer warranty. Most warranties require documented maintenance to stay valid. Skip the tune-ups and a future claim can get denied. The Comfort Check Tune-Up keeps the record clean.
What we actually do
We arrive, introduce ourselves, and ask what the system has been doing. Then we go to the thermostat and check the temperature drop across the coil so we know whether the system is moving heat the way it should.
Inside we start with the drain line, because that is the headline in this market. We clear it and show you what came out. Then we clean the coil and check the filter. A packed coil and a clogged filter are things you can see, and we show them to you.
Outside at the condenser we check the refrigerant charge, the electrical connections, the capacitor, and the contactor. We pull the readings on both sides and show you the numbers. If something is drifting we tell you straight, and we show you the part.
We finish with the airflow. We check the supply and the return so the air is moving through the house the way it was meant to. Then we stop and explain what we found, in the order we found it. If anything needs more than the tune-up, we show you the part and put the price in writing before we start. Nothing moves forward until you say yes.
What it costs and how we quote it
The Comfort Check Tune-Up has a set price, and we tell you that number before we book the visit. You know what the tune-up costs before we show up. No number is invented and nothing is added without your yes.
If we find something during the visit that needs more than the tune-up, we stop and show you the part. We explain what it does, why it failed, and what it will take to fix it. We put that price in writing next to the part. You see the failed part and you see the number.
We do not quote a replacement when a repair will fix it, and we do not quote a repair when a cleaning will fix it. You approve the price before any extra work starts, and the service call is free with the repair. If you choose to wait, you still know exactly what is wrong and what it would take.
How this differs across South Florida
The tune-up is the same steps, but the house changes what matters most. In condos the drain line runs inside the wall, so a clog shows up in the ceiling, sometimes in the unit below. In Aventura and Miami that drain line is the whole visit.
On the coast, salt loads the condenser coil faster, so the coil cleaning matters more and happens sooner. In single family homes inland, the attic ductwork and the filter are the bigger story. In Kendall we often find old ductwork starving the rooms before the equipment is the problem. We read the house before we read the equipment.
Systems and brands we work on
We service all major residential and commercial brands, including Carrier and Amana, plus Trane, Lennox, and Mitsubishi. We handle split systems, package units, condo air handlers in interior closets, and rooftop units. Whatever the system, we go through the Comfort Check Tune-Up in the same order and show you what we find.
